Plain numbers on a neighborhood in motion

Mott Haven is moving faster than the data most renters see. New construction has arrived in a place whose published rent figures still describe an older, lower-cost housing stock, and the gap between the two is exactly what is hard to read from a listing site. This research program exists to close that gap with original analysis, built entirely from public sources and written to be read, not sold.

Every report here compiles published figures from public datasets and market reports, links each number to its source, and omits anything that could not be verified. The work is neighborhood research first. The Astelle appears in it only as one occasional data point, never as the subject.
